Analysis of the Factors that Determine Residents’ Residential Mobility Choice in Urban Areas Using Principal Component Analysis (PCA) in a Typical Sub-Sahara City: Case of Enugu City Nigeria
Abstract
Several previous studies on residential mobility have examined the socio-economic and environmental determinants influencing household relocation decisions in urban areas. However, many of these studies relied heavily on descriptive statistics and ranking techniques that often fail to capture the complex interrelationships among multiple variables influencing residential mobility. Furthermore, a major methodological gap observed in existing studies is the inadequate use of robust and advanced methods of data collection and analysis capable of reducing data complexity and identifying the most influential underlying factors affecting residential mobility decisions. The objective of the study was to analyse the factors determining residents’ residential mobility choice in urban areas using Principal Component Analysis in Enugu urban. Survey research design was employed in this study. The data were derived from a questionnaire survey of 400 household heads in the areas that have had residential mobility. The questionnaire method was used to elicit both qualitative and quantitative data. Principal component analysis weas also used to analyse the findings. The results indicated that predominant factors that influenced residential mobility choice by Enugu urban residents and they were Quality of life, 32.7%; neighborhood design, 15.4%; travel mode, 12.9%; household demographics 10.2%; housing tenure,9.9%; family/social contacts, 4.1%; non-personal control, 3.8% and ethnic/religious factors 2.7%. The understanding of the factors would aid/help urban planners and policy makers in decision making with regard to neighbourhood and house design in Nigeria and contribute to existing literature by improving methodological rigor while providing planners and policymakers with clearer insights into the major drivers of residential mobility Keyword: Location, Residents, Relationship households, Demographic
