Abstract

Accommodation challenges in rural Nigeria have become increasingly severe due to population growth, informal housing practices, and poor property maintenance. In Ikwo Local Government Area of Ebonyi State, tenants face issues such as overcrowding, deteriorating buildings, and frequent disputes with landlords. Despite the growing demand for habitable housing, many property owners lack the knowledge or resources to manage their assets effectively, resulting in a cycle of housing deterioration and tenant dissatisfaction. This study investigates the role of property management as a strategic solution to these challenges. It aims to assess the current condition of residential properties in Ikwo, identify key accommodation issues, and evaluate the level of awareness and adoption of property management practices among landlords and estate managers. The research adopts a descriptive survey design, utilizing structured questionnaire and interviews to collect data from tenants, landlords, and property managers within the study area. Data were presented in frequency tables and analyzed using percentages. Findings reveal that professional property management contributes significantly to improved housing quality, reduced tenancy disputes, and enhanced tenant satisfaction. The study recommends the integration of property management into housing development strategies in Ikwo LGA and similar rural communities.
