The Imperativeness of Developing a 20 Years Master Plan (From 2026-2046) for Kogi State Polytechnic Lokoja, Kogi State-Nigeria

Abstract

This Master Plan provides a comprehensive, long-term framework for the orderly, functional, and sustainable physical development of Kogi State Polytechnic, Lokoja Main Campus. The Plan responds to increasing student enrolment, evolving academic programmes, infrastructural challenges, environmental constraints, and the need for institutional competitiveness within Nigeria’s tertiary education system. The Master Plan proposes a clearly defined land-use structure, organizing the campus into academic precincts, administrative zones, student residential areas, staff housing, research and innovation hubs, sports and recreational areas, commercial and social facilities, utility zones, and interconnected green/open space networks. Using a combination of desk studies, field surveys, stakeholder consultations, and spatial analysis. Findings reveal several benefits such as shapes the planning, development and operation of tertiary institutions in Nigeria, integrates NBTE benchmarks in the determination of land-use allocations, building sizes, circulation systems and infrastructure provision, increases the likelihood of securing funding for capital projects that will be identified in the Master Plan. Overall, this Master Plan serves as a policy, technical, and investment guide, ensuring that physical development at Kogi State Polytechnic, Lokoja Main Campus supports its academic mission, enhances safety and environmental sustainability, and provides a coherent, functional, and future-ready campus environment.
