A Proposed Mixed-Use Marina Resort, Kalio-Ama, Okrika, Rivers State: Enhancing Sustainable Coastal Tourism

Abstract

Waterfronts have historically served as focal points of human settlement, commerce, and cultural interaction. In recent decades, global urban development trends have increasingly emphasized waterfront regeneration through tourism-driven mixed-use projects such as marina resorts. However, in many coastal regions of Nigeria, including Okrika in Rivers State, waterfront environments remain environmentally degraded and economically underutilized due to weak planning frameworks and limited investment in tourism infrastructure. This study investigates the potential of a mixed-use marina resort as a strategy for enhancing sustainable coastal tourism and socio-economic revitalization in Kalio-Ama, Okrika. A qualitative research methodology was adopted, relying on literature review, case study analysis of selected marina and waterfront developments, and site appraisal. Findings reveal that integrating hospitality, recreation, cultural facilities, and marine services within a unified development framework significantly improves tourism attractiveness, generates employment opportunities, and restores environmental and cultural value to coastal communities. The proposed marina resort design emphasizes sustainability, mixed-use planning, climate responsiveness, and cultural identity. The study concludes that marina resort development can serve as a catalyst for sustainable waterfront regeneration in Rivers State and provides a replicable framework for similar coastal environments in Nigeria.

Results and Discussion Findings from literature and case study analysis indicate that marina resorts significantly improve waterfront utilization by creating multifunctional environments that support tourism, commerce, and community interaction. The proposed design for Kalio-Ama integrates hotel and resort accommodation, marina and boat services, cultural and exhibition spaces, restaurants and retail outlets, and landscaped open spaces. This integration enhances environmental quality, increases tourism potential, and strengthens cultural identity. Sustainable strategies such as natural ventilation, climate-responsive building orientation, water- sensitive landscaping, and integration of local architectural expression further support long-term environmental and economic viability. 8. Conclusion The study demonstrates that a mixed-use marina resort can serve as an effective tool for sustainable waterfront redevelopment in coastal Nigeria. By addressing environmental degradation, promoting tourism, and preserving cultural identity, the proposed marina resort in Okrika provides a framework for socio-economic revitalization. It is concluded that marina resorts, when properly planned and designed, can transform neglected waterfronts into vibrant, economically productive, and socially inclusive environments. The findings offer design guidelines that can be replicated in other coastal communities across Rivers State and Nigeria. IJEMT 9. Recommendations 1. Government and private stakeholders should invest in mixed-use marina resort developments along Nigeria’s coastal regions. 2. Sustainable and culturally responsive design approaches should guide waterfront projects. 3. Community participation should be integrated into planning processes to ensure social acceptance. 4.
