Geospatial Analysis of Residential Land Value Distribution for Urban Planning, Development, And Equity in The Federal Capital City, Abuja, Nigeria

Abstract

This research addresses gaps in the study of property value determinants in Abuja, Nigeria, where previous analyses have focused on other cities like Lagos and Port-Harcourt, using statistical techniques. These studies overlooked geospatial analysis, which is critical for understanding land value distribution in Abuja, given the absence of comprehensive nationwide land transaction data. This study aims to map and analyze the geospatial distribution of land values in Abuja, incorporating the concept of land value increment tax, central to equitable resource sharing. Key factors influencing land values examined include land use, proximity to the Central Business District (CBD), amenities, infrastructure, and housing quality. These factors were examined using advanced geospatial tools to determine their impact on land values across Abuja’s cadastral zones. The study used Geographically Weighted Regression (GWR) analysis to explore the relationship between land values and these determinants, offering insights into effective land value taxation policies. By mapping spatial land value distribution and identifying neighborhood attributes affecting land prices, the research provides a foundation for more equitable urban planning, land management and policy formulation. The findings will aid policymakers and stakeholders in making informed decisions on land taxation and planning, promoting sustainable development and a fairer distribution of resources in the Federal Capital City (FCC)-Abuja.
