Assessing Factors Causing Variations in Building Construction Project in Rivers State.

Abstract


This study aims at assessing the factors causing variation in building construction projects in Rivers state, Nigeria. The study sought to identify and evaluate the factors causing variation in project execution, analyze the extent to which variation affects building construction project contracts in Rivers state, Nigeria. The study was guided by the Lean construction Theory. The study employed the technique of exploratory and descriptive field survey as it’s research design method. A well structured questionnaire in Likert five-point scale was used, in addition to personal interviews/observations to elicit responses from construction firms/professionals in Rivers state, Nigeria. This study utilized the Mean Item Score (MIS) statistical tool to present and analyze data collected. The result of the study shows that the factors causing variation were grouped into nine (9). The Client-related factors ranked highest in causing variation in building construction projects with the mean item score (MIS) value of 3.67, while Government policy-related factors ranked the least in factors causing variation in building construction projects. From the findings in the study, Cost overrun and Time overrun imparted on building construction projects as a result of variation. The findings will help all parties involved construction projects to achieve better control over variations in construction projects in the future. As well as for researchers in the field of construction projects and understanding of the factors causing variation in construction project execution with a view to mitigating cost and time overruns.
